Furnished Home Consultation - $300

During the meeting, we will talk about your goals and current circumstances. Then, during our walk thru, we'll review what needs to be done to get your home showcase ready.

Furnished Home Refresh -

Do you want to make sure your home is SHOW ready but you don't know what to do and you don't have the time or desire to do it yourself? Here is what we can do for you:

  • Move, Rearrange and Configure Room Layout
  • Remove or Repurpose Existing Furniture, Art and Decor

Furnished Home Hybrid Staging - Price Varies

Often homes in the valley are offered and sold furnished. Many of these homes need to be updated, redecorated, refreshed and contemporized. What does the homeowner do? 

You don't want to co-mingle rental staging furniture and decor in a furnished home that is being sold turnkey. You do want to make the changes needed to make your home more attractive to buyers who want an updated, fresh, move-in-ready home. 

Our Hybrid-Staging service is the solution. We will do everything in our 'Refresh' service PLUS, based on your budget, we'll shop for and purchase additional Furniture, Decor, Bedding, Art and Accessories that will bring your home up-to-date and make it most attractive. 

The money you invest in updating your home with needed new furnishings and decor will definitely result in a higher return in your final sale price. 

Vacant Home Staging

To determine the cost of staging a vacant home with rental furniture and decor, we consider these factors that will achieve the results we want:
  • What needs to be done to help buyers fall in love with your home?
  • Which areas 'must be staged' and which areas are 'optional'?
  • How much furniture, accessories, art and decor stock is needed?
  • What is the homeowner's budget?

Each home and homeowner situation is different. We'll work with you to find a solution that is most effective and affordable and helps achieve the results you desire.

What is the cost 
of NOT staging?

According to the National Association of Realtors, the average staging investment is between 1 and 3 percent of the home's asking price and will generate a return of 8 to 10 percent. Therefore, NOT staging will cost you 5 to 9 percent of your sales profit! 

Add to this your monthly carrying costs, mortgage, HOA, utilities, maintenance services, etc. for all the months your house sits on the market unsold.
